Many of us are opting for air purifiers these days, but one problem that most of us have to do with, is that we can clean the air of just one room in our house with a single purifier. However, we dont spend all our day in one room, do we? Ideally all our rooms should be having clean air to breathe. Good news is, this is possible.

There is the option of having air purifiers which work centrally all over the house. But for that to work you would be needing either a system of central cooling or heating in your house. Now let us have an idea about how these central air purifiers work. It works in combination with the central heating or cooling system installed in your home. For a central cooling or heating system, air inside the rooms are circulated through the ductwork and then is drawn in from the return ductworks. The air purifier unit uses this inflow and outflow of air to its own advantage. What it does is before the drawn in air reaches the cooler or the heater, it passes through the purifier to be cleansed of its impurities. So the purifier should be installed just before the furnace or the air conditioner.

A central air purifier by itself is not strong enough to draw in air from the whole of the house and then release it back evenly to all the corners of the house. It must work in conjunction with the central airflow system. Still, it has to have much more capacity than stand alone cleaners which serve to purify the air of only individual rooms.

However it should be kept in mind that however efficient a central air cleaner is it will never match the quality of cleansing achieved by a standalone air purifier. It will clean the air of most of the particulates for sure, yet it would be not as efficient as regular air purifiers. A central air purifier can exchange the air of the whole house for two to four times in a day. Moreover the air has to pass through ductworks and registers. So one shouldnt be expecting more than 90% efficiency in cleansing.

Car Sharing A Neglected Solution?

With congestion continuing to rise on Britains roads a number of solutions have been proposed, raising tax being the main one. However, every day in the UK there are over 10 million empty seats on the roads. Worse still, the vast majority of these empty seats are during the rush hour, with average occupancy for commuting only 1.2. The solution appears to be simple car sharing. This is further supported by recent research which found that over 50% of commuters would car share on their way to work if they could find someone suitable to share with.

Car sharing has often been talked about but only ever considered to be a small scale solution, unlikely to have a significant effect on congestion levels. Again, the evidence suggests otherwise. A 25% increase in car occupancy levels would result in the number of commuting cars on the road falling by 21%. Put another way, if everyone shared a journey to work just once a week then the effect would be similar. With over 50% of people happy to try car sharing out this could be an attainable target.

So why has car sharing failed to take off in a big way? Put simply, a lack of funding. Without the money to raise awareness of car sharing and the ways to go about finding someone to share with, the concept of car sharing is always going to be doomed to being an insignificant solution.

Why hasnt the funding been provided by the government, particularly in light of the many reports that have come out over recent years highlighting the potential of car sharing? One can only speculate but to governments the idea of car sharing isnt so attractive. It generates no additional government revenue and is in fact likely to reduce it, particularly with the decline in fuel consumption. Compared with the prospect of continuing to dramatically increase taxes on motorists, many of whom have no choice but to use their cars, car sharing doesnt stand a chance.

The benefits of car sharing are also often vastly underestimated. Car sharing does hugely reduce petrol consumption for the individuals involved and if promoted in a large way then congestion and pollution could be reduced significantly. Other benefits include reduced parking problems and the lower mileage done by each car means that they depreciate less rapidly.

However, one statistics that is overlooked is the impact of car sharing on road safety. The number of speeding fines handed out in the UK in 2005 reached the 2 million mark. With road safety being of such apparent importance the statistic that the likelihood of having an accident is reduced by 50% if there are two or more people in the car should make the relevant authorities sit up and take note. The way to increase road safety is to promote car sharing. The added fact that it is also makes driving cheaper for the individual, and reduces congestion and pollution, should encourage people to take car sharing seriously.

The Top Ten Secrets To Enjoy Flying By Plane

Due to recent events, flying by plane has suffered a great decline in popularity. The raise in airfares (mainly secondary to the rising price of gasoline) and the generalized fear have greatly contributed to the decline of airline travel.

Sometimes, it is not possible to do otherwise than travel by plane. It remains that traveling by plane is still one of the safest and fastest way to get to a location. Allow me to share with you little tips I have gathered on my many travels along the years.

1) Do not listen to scary movies or reports on airline catastrophes in the days preceding your travel by plane. Although on the surface you might feel that you are perfectly all right with viewing such television programs, your subconscious mind is registering those messages of fear. This alone can account for the unpleasant feeling you have when traveling.

A little word of advice for pilots if I may! Words have a very powerful influence on people. Furthermore, when traveling by plane it is said that the pilot holds the final word, after God. Be careful what you say and how you say it when talking on the speaker to your passengers. Although you may find what you are saying to be big deal, your words can be heard differently by passengers.

For example when I was traveling in a "sticky situation", the pilot opened the speaker and told us: "I will ATTEMPT landing". Bad choice of words. On another occasion, the pilot opened the microphone and said:" We have reached the minimum level of gas needed for our plane to fly, we will redirect to another airport to full-up."

My personal feelings is tell us only the good stuff and after landing, you can tell us: "Wow, that was a close one!" I personal don't want to hear when you are having electrical or wheel problems. I just want to stay in my safe traveling bubble and there is nothing I can do to help anyway.

2) Be patient. Regard your day (or days) of travel as a nice break from your routine. Isn't it nice to know you do not have to drive? Reinforcement of airline security has set new rules and regulations that require more time from travelers. Give yourself plenty of time to get to the airport and just relax.

3) Eating a healthy and solid meal is recommended before traveling. Motion sickness is nothing else than your gut telling you that you are afraid (either consciously or unconsciously). Having food in your stomach will counter-act the acidity created by your fear and will make it less of an unpleasant feeling. I also recommend bringing with you healthy snacks because you get less (if any) food served on airplanes nowadays.

4) During your flight, keep yourself busy. Flying is a perfect time to either work in your "office in the sky" if you have work to do on your laptop. Since you will not be disturbed by the phone or other people, you will realize you are getting a lot done. Better yet, you can engross in a very good book. Here, a novel that will keep you interested is more appropriate than a very academic book.

A nice light conversation with your neighbor is also a pleasant way to spend time.

5) Keep yourself hydrated during your flight. Rule of thumb is that whenever the flight attendant offers you something to drink, you accept. After all, you are sharing a confined space with hundreds of people and dehydration is a possibility. Airline companies have understood that alcohol tends to dehydrate people and have stopped serving beverages while on board (among other reasons).

6) Whenever you have a chance (when the seatbelt sign is not on) move around in the cabin and stretch your legs. If you have to stay in your seat, it is better not to cross your legs for a prolonged period of time because of the increased risk of phlebitis (clog in the leg).

7) Sleep if you can. Your trip will go faster.

8) Upon choosing your clothes for the trip keep in mind that the airplane cabins can have variable temperatures. I recommend that you have two layers of clothes so your can "peel it off" in case of warm temperature or put your sweater back on if it gets colder in the clouds.

9) This tip is an obvious one but you need to swallow often during take-off and landing. It equilibrates the pressure in your ears and will make you more comfortable.

10) If after doing all these little tricks, you still feel very uneasy about traveling by plane you might want to consider addressing the issue. Hypnosis has been of great help for people who suffer from fear of flying.

Your Cruise Vacation - Cruise Ship Embarkation Procedures For Cruise Travel

The Cruise vacation you have been planning for a year is now a reality. You've packed your bags with the appropriate clothes for cruise travel. You have filled out all of the cruise documentation, do this at home, don't wait to get to your cruise ship, and now you are ready for this highly anticipated cruise. There are a few cruises tips about embarkation day that you should know before you head for your cruise vacation.

Keep all of your documents with you, that includes tickets for the cruise, any vouchers, passport and any immigration forms that the cruise line has sent you. That includes bus vouchers from the cruise line that will deliver you to the ship from the airport. In is wise to pack a change of clothes in your carry on in case your baggage gets delayed. If you have purchased the vouchers from the cruise line, a cruise line representative will meet you at baggage claim and take you to the bus or van that will transport you to your cruise ship.

If you decided to handle the transfer on your own, check ahead of time to find out how much a taxi will cost from the airport to the pier. Check and see if they are CLIA certified cruise lines organization. Be careful they don't push you onto cruise ships where they have preferred status which means they get a higher commission. Now back to the pier. While you are checking in you will have to give the cruise line a credit card for any on board charges. Most times your room card is also your credit card and identification for getting on and off at ports while on the cruise ship. If you can get on the ship early in the process you get two benefits. One you get to have lunch and two you get the first shot at spa and beauty appointments. It will also give you time to peruse your cruise ship and then head for the pool. Having been a savvy cruise traveler you knew to bag a bathing suit into your carry on luggage.

Just before you get to the gangway you will be stopped by the ships photographer and a picture will be taken to commemorate your cruise vacation. It will be on display in the ships photo gallery but you are under no obligation to purchase it. Check in procedures will be different from ship to ship even within the same cruise lines. It depends on the experience of the staff and the cooperation of the passengers. Remember that these folks that are checking you in have been working since seven o'clock in the morning off loading the people from last weeks cruise vacation. Then they turn around and start putting on a whole new set of passengers for the next cruise.

Why would a logical, smart, good-natured person like you actually think that the list above (and hundreds of other crazy weight loss fads) will actually work? There is no reason to be that desperate. Let me tell you that there is a 99.92308234% chance that as soon as you lose that weight with a fad diet, you will gain it back..and then some.

How?

I thought you would never ask. Let me give you 2 EASY, BASIC things for you to do (and these things also go for you intermediate and advanced fitness people, too):

1.Get moving everyday It always get a good laugh when someone make a New Years Resolution to get fit. Or claim that theyre going to go to the gym everyday (when they havent seen the inside of a gym in months or years). How long does it last? 1 day, 2 days, maybe a week? Why do you think that has happened to you or others? Because that person was not COMMITTED to get moving everyday (or almost everyday). Do you know of a person like thismaybe yourself??? :)

So youre saying that you were LAUGHING at me Chris

Yes.

Onward.

What are easy ways to get moving?

-Taking a brisk 15 minute walk once or twice daily (outdoors preferably, but not a necessity)

-Pushups a great overall strength trainer (unfortunately, many people can hardly do any of these, much less do them with proper form). Even if you can only do 1 pushup, try to do 2 tomorrow and 5 by next week. Let it build.

-Crunches very basic abdominal exercise, but it will get you started. For you advanced performers out there, see how many you can do in 30 seconds or a minute or 2 minutes..ALWAYS remember proper form, or else 1,546,127 crunches in a day dont mean squat.

2.Start an exercise program In order to lose weight and keep the weight off, you have to make a change to start an exercise program (and keep to it!). My advice, dont go for the jugular so quickly, sit down and draw up a plan on how you can fit it in your everyday life (EVERYBODY can fit in some sort of exercise program, so I dont want to hear any whining on how YOU dont have the time). How about this for a quick exercise program (just off the top my head, especially for you, I dont have the time!!! people out there, lol):

Upon waking in the morning:

-Go for a brisk 10-15 minute walk outside (if possible), remembering to keep the arms pumping and concentrate on taking good, deep breaths. Upon returning home, slowly walk around for 1 minute to cool down (only if necessary), drop and do 10 pushups with arms shoulder width apart, rest for 30 seconds, then do 10 pushups with arms as close as possible together, rest for 1 minute, then finish with 10 pushups with arms far apart (practically speaking). Finish up your routine by jumping rope for 2-3 minutes (or longer/shorter depending on your fitness level at that moment).

This is just a SAMPLE, and if you start saying Chris, I cant do 10 pushups three times in a row.then do 5, or 3, or heck..even 1. Just get started, you will be amazed how much stronger you will get in the coming days, weeks, months, years. This will build your strength, endurance, coordination, and health all in that 1 tiny workout.

Change your way of thinking.start slow and build up. Rome wasnt built in a day, and your body wont be built like Rome in a day eitherbut YOU can lay the foundation for your own temple that is your body. Dont wait until your temple starts crumbling and heaven forbid starts to collapse. It may be beyond repair. Rebuild your body, your muscles, your arms, your legs, your organs..start now, start small, and make it fun.

Treat your body with respect and it will repay you tenfold. You will begin to understand once you make that change. You will feel alive, energized, and ready to face a new day, everyday.

Make a commitment to add more bricks to your temple, make yourself stronger, more flexible, ready to handle any problems that you may encounter. Dont rely on other people to tell you that your body doesnt look like Rome. People are too politically correct. I will probably tell you, though :). You can make yourself look like your own personal Rome. You just have to get started..challenge yourself, and lay that foundation.

There are so many ways to get fit, I could write for daysbut I need to stop so YOU can get started on your fitness program.

Mary was a rising star in the health care industry and with the huge pay boost and promotion it was a job she had dreamed of ever since leaving graduate school armed with her MBA. Jack was a natural born salesperson and could work anywhere selling just about anything. He liked high tech sales in the high ticket electronics field and was close to catching on with a company in the same city as Marys new job. One problem, they had a large house to sell in a very slow and slumping real estate market.

Jack and Mary counseled with the local real estate ace that had long been the resident expert Realtor for their community. They had been in their home for six years and with the past real estate surge they had lots of equity now. Because this was happening so fast, Mary moved to a small apartment near her new job. The relocation price offered by the company was way too low for what they felt they could command in the market. This option was rejected. With ongoing brain storming with Tyler the Realtor, the scenarios included, lease options, lease purchase, and a seller held second. The lease scenarios would be the iffiest of the three. Jack and Mary instructed Tyler to hold the price and offer to pay the selling Realtor a selling fee plus a bonus of $2,500 and agreed to pay the closing costs and prepaid expenses (pre-paid interest, tax and insurance escrows) up to an offered $14,000. Likewise, Tyler was instructed to offer through the MLS selling terms to include a seller held second of 5% to 10% of the purchase price. The list price of $475,000 would mean that the Jack and Mary were willing to hold a second mortgage of 5% Loan To Value (LTV) or $475,000 x 5% = $23,750 or 10% LTV at $475,000 x 10% = $47,500.

Tyler, the listing Realtor, had been in discussion with a mortgage broker active in their area and had some clients that could only get a 90% to 95% LTV first mortgage. They had some credit dings, which were holding them back. Each had fully documented income and was making good money. There were valid reasons for their rocky credit history and both needed time to rebuild their credit. Tyler showed the home to both the prospective buyers who had credit challenges. The first couple didnt like the kitchen layout or the back yard size. The second couple liked the house and had similar reservations but with the flexible financing they figured they could live with it and make changes and improvements down the road when they could refinance down the road and get sufficient monies to do some home improvements.

Jack had closed up the house and had moved with the furniture in tow to join Mary at her new location. The furniture was put into storage in hopes that it wouldnt be there long with Realtor Tyler on the case. Jack had been actively working on his job hunt in the new city for two weeks now. Tyler was now on the phone presenting the offer from the buyers who needed seller help. The buyers would need Jack and Mary to pay $15,000 in closing costs and prepaid expenses. Tyler was making the deal himself so there was no bonus involved. The offer was based on a seller held second mortgage of $47,500 with an interest rate of 10% with a 30-year term and a three-year balloon. The payments would be $416.85/month. At closing, Jack and Mary would payoff their first mortgage of $200,000 and would get somewhere around $188,000 in cash at closing and the seller held second of $47,500.00 paying $416.85/month. Tyler went on to explain that the buyers were putting very little of their own money in the deal and explained the downside risk involved if the buyers defaulted. The only way they could protect their 2nd mortgage equity would be to buy in the first mortgage or just take the loss. Tyler and the mortgage broker, with the buyers permission, indicated that Jack and Mary were in essence underwriting the 2nd mortgage loan on part of the buyers. It was up to them to pass or deny.

On weekends Jack and Mary were looking at new homes, which might meet their needs. One in particular, due to the soft market, the builder was offering major concessions and sales inducements including paying all the closing costs and prepaid expenses. With potentially $180,000 cash available for any purchase they were looking at a builder deal loaded with incentives for a home worth $750,000, which they could now buy for $650,000. The nagging fear was what would happen if the 2nd mortgage payer defaulted. Since, it was up to Jack and Mary to pass on the buyers credit worthiness, with the buyers permission, they went over their entire credit package and personally interviewed them on the phone to find out something of the character of the buyers and the back ground of the of how the credit dings had taken place. It turns out it was a temporary medical problem that had put them behind the eight ball and precipitated their credit dings. Jack and Mary decided to take the deal. Since the buyers had been already pre-qualified, the sale took place in two weeks.

Jack and Mary, with closing funds in hand, closed moved into their new home. Six months had passed and the buyers of their prior residence had made their second mortgage payments on time as agreed. The home had everything they wanted in a home except a pool and spa. The dilemma for Jack and Mary, even though they had got an incredible interest rate in the soft market they were reluctant to incur any additional debt with the 2nd mortgage paying off in now 2.5 years. Jack received a letter in the mail from an investment note buyer who was offering to buy the note at a discount since the note now has some seasoning. Running the math, with the investor getting a 15%+ yield on a 10% face rate ballooning in the next 30 months were offering to buy the note for $42,900 cash. Just for grins, Jack being the super salesman and dealmaker had been working on construction quotes with a pool contractor. He had managed to negotiate a $5,000 reduction and could put everything they wanted for $40,000. Pool contractors were slow right along with the rest of the real estate market. Jack and Mary showed the documentation to the note buyer that indicated six months of on time payments together with copies of the note and mortgage. The note was sold netting out $42,000 in cash. The pool was built the following week. Life was good.
